I - STRUCTURE
The whole structure of the building is designed in accordance with Portuguese and European Engineering Regulations. The main structure is therefore constituted by reinforced concrete slabs, supported by beams and pillars. The foundations are constituted by bases for every pillar, placed at the necessary depth to reach firm ground; the set of bases is reinforced by foundations, beams and a slab. All retaining walls are made of reinforced concrete, and the foundations are built on firm ground, taking special care with drainage to ensure all surfaces in contact with the ground remain waterproof.
II - CONSTRUCTION
Interior Walls
These are made of good quality brick. The first layer is constituted of concrete blocks. To avoid humidity a hi-load damp-proof course is placed between the layer of concrete blocks and the bricks.
Exterior Walls
These are constituted of two skins of bricks with a cavity between. This cavity will be partially filled with a thermal insulation of polyurethane projected foam (+/-3cm layer). The base of the wall is executed with concrete blocks and between these and the bricks a membrane is placed to avoid humidity.

IV - FLOOR
Ground Floors
Pre-cast concrete slab on compacted ground with a filling layer below, covering electric and plumbing installations, etc. Plastic membrane forms a concrete protection and a covering of ceramic tiles to finish (with a cost up to € 24.00 / m2 + VAT) and a skirting, where appropriate (with a cost up to € 10.00 / lm + VAT).
1st Floor Level
Pre-cast concrete slab, filling layer of light concrete and a covering of ceramic tiles (with a cost up to € 24.00 / m2 + VAT) and a skirting, where appropriate (with a cost up to €10.00/m2 + VAT).
Terrace and Balcony Floors
Pre-cast concrete slab with a moulding layer of light concrete, waterproof membrane, thermal insulation, concrete protection and finally a covering of traditional tiles (the same as that chosen for all common parts of the condominium); roof terraces will be reinforced to permit future installation of a hot tub.
Interior Staircase
Stairs finished in ceramic tiles as per those chosen for floors, with edges in oak wood. Brick wall plastered and painted or wrought iron railings & handrail (Detail as per plan).
V - ROOF
All covers are constituted by support slab, waterproof membrane, thermal insulation, concrete protection, and finally covered with local roof tiles.
VI - WOODWORK
Type of wood used: OAK
- Interior doors: cavity-filled wood, ref DIMAR, or equivalent
- Handles ref: TUPAI model 523/7, or equivalent
- Wardrobes up to 2,40m in all rooms, including:

All windows and doors will have marble sills.

The communal garden area will have a fully automatic irrigation system with the control system sited in a convenient location. Sprinklers will be used for lawn irrigation and Micro jets for shrubbery & planted areas. For hedges a drip-line irrigation system will be installed.
Planting
Planted and lawn areas to be as land level requires. The communal garden areas will be planted with a selection of trees & palms. The lawn will consist of quality summer and winter grass seed mix and a mixture of shrubs and ground covers for all planted areas. Climber varieties like Bougainvillea and Tacoma will cover walls where required.
